Developing with Oakford Homes

It is important to know that the development process is a lot more complicated than just building a home on a standard suburban block. It is very easy to misinterpret planning codes, and the variances between the planning schemes of local authorities can be even more confusing. The experienced team at Oakford Homes will assess the viability of your project and create the best possible development solution for your block. We will organise all necessary permits and approvals on your behalf and provide an accurate estimate of costs.

Council Conditions

In some parts of Council areas, semi-detached dwellings are not permitted. It is recommended that potential purchasers confirm with Council that their site is located in a zone which allows for this dwelling type. Some Councils will request a common roofline and prefer single garages/carports due to narrow sites where these items cannot be the dominant feature of the facade.

There are a number of ways to subdivide your block.

Hammerhead: A division of the existing block, creating a rear property with side driveway access

Side by side: A length wise division allowing two homes to have street frontage

Multi unit: House behind house and anything over two dwellings

Torrens Title or Community Title?

Torrens Title: the division of at least two allotments which are held independently of another. The land and the dwelling belong to the owner and each allotment has its own water, sewer and electricity point.

Community Title: the division of land into at least two lots and an area denoted as common property to be shared by the lot owners, typically includes the service infrastructure, main driveway, post boxes etc that are shared. This option is slightly cheaper than a Torrens division as the existing sewer point is shared for all residences.

Taking the first step to developing with Oakford Homes

Subdividing land is a complex process which requires professionals to assist you with your development to achieve the desired results. We also recommend contacting a development consultant to ensure that the process is explained to you in full. These professionals work with the builder and will handle the land division application and assist with Council approval and water & sewer connections.

It takes approximately 21 weeks to process the land division application through the system and have it lodged at the Lands Titles Office. After lodgement allow 30 working days for the LTO to process and deposit the plan.
